Types of floor

Underfloor insulation is needed on the ground floor of a building, as well as any rooms that are above an unheated space, such as a garage. If a floor needs to be replaced, it must now be insulated to comply with Building Regulations. This normally means fitting at least 70mm of high-performance foam insulation or 150mm of mineral wool, but will vary depending on the property.

Suspended timber floors – older homes are more likely to have suspended timber floors, which can be insulated easily by lifting the floorboards and laying insulating material (e.g. mineral wool, like loft insulation) between the joists, supported by netting. It is also sometimes possible to install underfloor insulation without the need for lifting up the floor boards if there is an accessible basement/cellar.

Solid concrete floors – many homes, especially newer homes, will have solid concrete floors. These can either have rigid insulation placed on top, or can be insulated underneath if the floor needs replacing.

How to identify which type of floor a property has

If the property has a basement/cellar that can be accessed safely, the wooden joists may be visible from below. If there are air bricks or ventilation bricks on the external wall below floor level, it is also probably a suspended timber floor.

If it is not possible to tell by one of these methods, a corner of the carpet and underlay can be lifted to see what kind of floor is underneath.
